Also, we will obtain and report on any property searches which you require. These will typically include local authority, water & drainage, environmental and coal mining searches together with any further specialist reports which we recommend.
Raising due diligence enquiries of the Seller and reporting back to you with a focus on your proposed use of the premises and the maters which are likely to be of concern are key. This will include consideration of planning and tax aspects.
Our experienced solicitors will negotiate the purchase contract and transfer documents to meet your requirements and will liaise with your funder to advise you on their required security documents and complete their required reporting so that funds can be drawn down to finance your purchase.
We will submit land registry applications and Stamp Duty Land Tax Returns post completion.
Throughout the process, you will receive regular updates from Ironmonger Curtis as to the progress of your transaction and our reporting will be presented in plain, easy to understand, English to identify and explain key issues.
